What will actually affect the cost of housing in 2022: an interview with Rostyslav Melnyk

The 2022 realities, along with new property taxes, will undoubtedly affect the real estate market and the rise in price of square metres. However, the price of gas will have the biggest impact on pricing this year.

According to Melnyk, the pandemic did not significantly affect the demand. Even during the first lockdown, the market stopped for no more than 3 weeks, then the situation stabilized. The only thing that has really changed dramatically is the customers’ requirements. Now they are looking for housing with their own workspace, lounge areas, game rooms and terraces.

“We started designing such solutions for all our objects of construction 3 years ago. At that time, no one imagined that the pandemic would happen”, Melnyk adds.

Another factor that is often associated with possible rising real estate prices is the so-called “anti-Akhmetov law”. According to it, income from the sale of the third and subsequent real estate sold by an individual during the year should be taxed at a standard rate of 18%. Melnyk believes that the budget will not benefit from the innovation, just as the increased tax will not affect the cost of real estate.

At the same time, the Director General of REC RIEL adds that the current situation in Ukraine will slow down the market just temporarily, and most buyers will postpone the decision to purchase their homes only for 3-4 weeks. However, the rapid rise in property prices is possible only because of gas prices rise.
