Best Kyiv districts

January 14, 2022

Choosing an apartment in Kyiv, any person in the first place decides on the district where they would like to live. That is why the ranking of Kyiv districts helping you to find out all the features, advantages and disadvantages of living in a particular district of the capital, is interesting for so many people. With this, you can make an informed choice.

It is to be noted that top list of Kyiv districts may not take into account the comfort of living for a particular person, because everybody has different preferences and lifestyle. For example, some people prefer to live in downtown – with its crowded bars, restaurants, and a huge number of cultural sites. Others prefer quiet outskirts, where there are many parks, playgrounds and sports grounds. But there are criteria significant for all buyers when choosing a district to live.

What are the defining parameters when compiling the ranking?

When doing the top list, several main parameters are taken into account:

  1. Transport interchange, public transport, availability of parking spaces. For those who do not have their own car, it is important to have public transport stops, first of all – metro stations.
  2. Social, shopping and entertainment infrastructure. The number of pharmacies, shops, bank offices, supermarkets, kindergartens, schools and clinics - all this greatly affects the quality of life. The shopping and entertainment infrastructure is usually more developed in the central districts of the city, and the social infrastructure – in dormitory districts. However, there are exceptions. So, when choosing a district to live, it is essential to see what infrastructure facilities are located nearby.
  3. Environmental conditions. Ecology is of great importance today. The presence of nearby enterprises, highways and/or landfills automatically makes the choice unfavourable. And vice versa, an absence of harmful industries nearby, a minimal traffic, but presence of parks and green spaces, is a huge advantage.
  4. Safety. This parameter is extremely important, because everybody wants to feel comfortable and not worry about their safety and the safety of their loved ones. The district safety is influenced by both the level of crime and the quality of law enforcement agencies work (the number of patrols, the speed of arrival of the police on calls, the level of crime detection, etc.).
  5. Housing cost. If we make a ranking of Kyiv districts by the cost of housing, the Pecherskyi and Shevchenkivskyi districts will be in the first place, because the most expensive apartments are there.
  6. Culture and population. The number of cultural events is a very important factor in choosing a district for many people, especially for youth. Another important point is the number of people per square kilometre. Densely populated districts are bad because traffic jams, long queues at the checkouts in supermarkets are more likely there and in general, someone may feel uncomfortable when surrounded by a large number of people.
  7. Available housing. This parameter is about the state of the building in the district. For example, there are districts with very outdated housing stock in Kyiv, so the houses do not look their best and it may seem that you live in a not very prosperous place. There are also relatively new districts where old buildings are in excellent condition and at the same time, a large number of new modern residential complexes are being built here.

Solomianskyi district

If we consider the best districts of Kyiv according to different rankings, Solomianskyi district tops in nearly most ratings. A large number of green spaces are considered its “highlight”. So, about 13% of the district's territory is occupied by green areas.

The main advantages of living here:

  • excellent ecological situation;
  • a huge number of places for walks, sports and relaxation;
  • many modern new buildings are being built, for example, Ok'Land comfort-class housing complex;
  • developed social infrastructure with a large number of schools, kindergartens, clinics, hospitals, shops, pharmacies and other objects;
  • forked traffic intersection and the presence of four metro stations in the district;
  • relatively low cost of residential real estate.

In search of a quiet, safe and peaceful district with many walking places, you should pay attention to the Solomianskyi district.

The area also has its drawbacks, of which problems with shopping centres are mentioned by a lot of locals. There are only two of them in the entire district, and they are not very large.

Pecherskyi district

Undoubtedly, this is the most elite, most expensive and most famous district of Kyiv, located in the historical centre of the capital. Many sights familiar to every Ukrainian are concentrated here: Askold's Grave, House with Chimeras, Mariinskyi Palace, Khreshchatyk Street, Kyiv-Pechersk Lavra and so on. This district is considered the safest and most expensive one. Pecherskyi district has the largest number of parks: M. Hryshko National Botanical Garden, City Garden, Central Park of Culture and Leisure, Pechersk Landscape Park, park on Druzhby Narodov Boulevard, Park of Eternal Glory and many others.

Among other things, in Pecherskyi district, there are a large number of catering establishments, shopping centres, boutiques, cinemas, theatres and museums. There are also many metro stations nearby. At that, the peculiarity of the location of these stations is that they all are within walking distance from the residential complex of your choice, including the Nordica Residence RC.

Among the disadvantages of the district are the high cost of renting and buying a home, as well as possible problems with finding parking spaces.

Shevchenkivskyi district

Considering the best districts of Kyiv, one cannot fail to mention Shevchenkivskyi district. This area is the leader in the number of schools, kindergartens and metro stations. As far as the district architecture is concerned, old and modern are organically combined here. Shevchenkivskyi district is situated in the central part of the capital.

Its obvious advantages:

  • a huge number of parks and green spaces (over 20% of the total area);
  • developed shopping and entertainment infrastructure (there are 52 supermarkets at the district);
  • many cultural monuments, including museums and theatres;
  • convenient location with the possibility to quickly reach any part of the city;
  • magnificent architecture that you can enjoy endlessly;
  • there are many sights and places of historical significance here.

Almost all district buildings (houses, schools, universities, clinics, museums, etc.) are surrounded by parks and squares. This creates an atmosphere of comfort and peace. Shevchenkivskyi district can be called a green corner among the “stone jungle”.

The district also has its drawbacks. Due to a lot of community landscapes, local residents really lack parking and garages. Another disadvantage is constant traffic jams on Pobedy Avenue and the square of the same name, which complicates trips to work in the morning and home in the evening. The outdated housing stock is also among the shortcomings. Due to the large number of old houses in the district, there is not much room for the construction of new residential complexes.

Something of other districts of Kyiv

There are other districts of Kyiv, either of which boasts of its own characteristics and advantages: Sviatoshynskyi, Desnianskyi, Podilskyi, Obolonskyi, Dniprovskyi, and Holosiivskyi. You can talk about each of them for a very long time, however, for each resident, his district is mainly the most comfortable and convenient.
