eOselia in 2026: What Has Changed and What Homebuyers Should Conside

In 2026, the state mortgage programme eOselia began operating under updated rules. The changes affect both the lending conditions and the requirements for properties eligible for purchase under the programme.

In particular, from January 2026, access to mortgages at 3% interest was extended to mobilised military personnel, granting them the same terms as other eligible preferential categories. For many, this has become an important opportunity to take the first step towards owning their own home.

At the same time, from 9 February, new rules regarding the permitted size of housing also came into effect. Under the eOselia programme, it is now possible to purchase a property with a maximum area of 52.5 sq. m for one or two persons, with an additional 21 sq. m for each additional family member, and a maximum permitted area of 115.5 sq. m. Although a minor exceedance of these limits may be allowed for new-build properties, the state has clearly defined the acceptable thresholds.

Previously, restrictions mainly applied to housing already owned by applicants, rather than the property they intended to purchase. If a family did not exceed the established housing standard, they could select a property with relatively few limitations regarding its size. Under the new rules, however, not only the participant’s status or housing situation is taken into account, but also the specific property intended for purchase.

As a result, in 2026 the eOselia programme has shifted towards a more targeted and predictable support model. The focus is on compact housing and the real needs of families. This approach helps improve access to mortgages for a greater number of people and enables more efficient allocation of state resources.

Therefore, for those planning to purchase a property under the eOselia programme in 2026, the size of the property is now a key consideration. When selecting a home, it is important to consider not only the location, infrastructure, and price, but also to ensure compliance with the updated eligibility requirements.
