In today's reality, not every family can afford to pay the full amount for a new apartment right away. That is why deferred payment from the developer is the best way to buy a home right now.
How does deferral work, what are its advantages, and what nuances should you be aware of? Channel 24 explains, together with RIEL.
What should you know about deferrals from RIEL?
Deferred payment is a real alternative to bank loans: no interest, no extra payments, and no complicated procedures.
RIEL offers the most flexible terms: the buyer pays in installments, and the price of the apartment is fixed at the time of signing the contract. This allows you to plan your budget without the risk of fluctuations and unpredictable expenses.
According to Zoryana Zemlinska, coordinator of RIEL's sales departments in Kyiv, installment plans existed at RIEL before, but now they have been made even more accessible.
We have reduced the down payment from 30% to 10% for some of our residential complexes. With deferred payment, the price in the contract is fixed with a link to the dollar exchange rate, there are no additional fluctuations in cost/markups during the payment process, additional discounts are available, etc.,
explained Zoryana Zemlinska.

How has demand for deferred payment changed?
According to the company, about 50% of deals in Kyiv and 40% in Lviv are made on deferred payment terms. This stability shows that the format is convenient and meets buyers' expectations.
Alla Chipak, sales coordinator at RIEL in Lviv, noted that the developer offers apartments for sale on favorable installment terms. For example, in some residential complexes, the initial payment is 10% of the cost of the apartment. The rest of the funds for the apartment are divided into equal parts. These payments can be made either monthly or quarterly for a period of up to two years.
It is also possible to obtain an installment plan for a period longer than two years. For example, in the Brother residential complex in the capital, in the second launch complex, installment purchases are possible until the facility is put into operation, which is the second quarter of 2028. We also offer additional discounts for 100% payment and special discounts for military personnel, medical workers, and internally displaced persons, which we introduced during the war, etc.,
said Alla Chipak.

Why do buyers choose installment plans?
- Financial predictability. Monthly or quarterly payments without interest. In addition, in all programs, the cost is fixed in US dollars at the time of signing the contract, which eliminates the risks of currency fluctuations and makes the conditions predictable for investors.
- Reliability of the developer. RIEL systematically completes projects even in wartime. In 2024 alone, almost 2,000 apartments were completed in Kyiv and Lviv.
- Flexible options tailored to the client's needs for a period of more than 2 years (for example, in the second Brother launch complex, installment plans are available until 2028).
- Special conditions. Additional discounts for 100% payment, as well as preferential programs for military personnel, medical workers, and internally displaced persons.
In wartime, it is important to ensure that as many people as possible have the opportunity to purchase housing,
said Zoryana Zemlinska.
Examples of installment plans from RIEL
