
As Rostyslav Melnyk, CEO of RIEL Real Estate Corporation, noted in a commentary to ThePage.ua, the spring rocket attacks and blackouts in 2024 led to a significant drop in sales - 20 times compared to the pre-war period.
“While it used to be a common practice to invest at the beginning of construction to resell the property later and make a considerable profit on the difference in price, today this type of “short-term investor” has disappeared. Now, people who buy square meters mainly for their own residence prevail,” he said.

According to Rostyslav Melnyk, developers are now working with a minimum yield per square meter and are increasingly accrediting their projects through the state program eOselia.
“According to our estimates, 50-70% of sales in the primary market are made through eOselia. The program offers favorable lending terms, which allows us to attract new buyers. Therefore, developers are increasingly accrediting their projects in the eOselia program,” he explained.
According to the CEO of RIEL, the greatest demand is observed in the small-area real estate segment.
“Demand is concentrated on one-room apartments of up to 50 square meters and two-room apartments of up to 65 square meters. The key selection criteria are safety (availability of underground parking lots that can serve as shelters), degree of readiness, convenient location with access to developed infrastructure, energy efficiency of housing and transport accessibility,” Melnyk added.
However, despite the overall tense situation in the real estate market, RIEL Real Estate Corporation is optimistic and plans to launch new projects: four large residential complexes in Lviv and Kyiv and four smaller facilities in these cities.
“At the end of the year, we saw a noticeable recovery in demand in Kyiv, which gives us grounds for confident planning of new projects,” summarized the CEO of Riel Real Estate Corporation.
