
Just a few years ago, housing was chosen by classic criteria — location, price, size. Today this is no longer enough. Stability, safety and the ability of the building to function without failures even in difficult conditions come to the forefront.

In a piece by Channel 24, we looked into what housing autonomy means today and how we implement this approach in Sister. For us, this is not just a set of technical solutions but the very logic of the project — independence from city systems and continuity of basic functions.
We see that autonomy is gradually shifting from an "option" to a basic requirement for modern housing. At the same time, the approach to buying is changing: not only the building's characteristics matter, but also the available financial tools.
We have now opened sales in the second launch complex of Sister in Kyiv — an opportunity to choose a layout at the start. Some apartments are already available under the "єОселя" program: the first launch complex is accredited by partner banks — Sky Bank and Ukrgasbank — which allows buying housing at 3% or 7%. We will expand this list further.

Autonomy was built into the project at the design stage through several independent engineering solutions. The complex is connected to centralized networks, but has its own artesian well as a backup water source. A rooftop gas boiler house will operate independently from the city heat networks, allowing residents to determine the heating season themselves. Backup power supply for key systems — lifts, pumps, lighting and security — is also provided. A shelter compliant with state building standards is designed for the first phase.
At the same time, autonomy for us is not a separate function but part of everyday life in the complex. It works together with the overall RIEL Family Style logic — when in one space you can live, work, relax and spend time with family.

"This is a concept aimed at respecting human dignity and human life — a human-scale development. A development that 'doesn't press down on you'," explains project partner Marianna Hrechkivska.
She adds that we are creating a space where a person can spend the whole day: "they can stay and work here, for example in the coworking, take the children to kindergarten or school right here, meet friends".
Particular focus is on recreation and sports: "It will combine places for padel tennis, football, basketball, individual sports. A great deal of space is also dedicated to just relaxing and walking," says Hrechkivska.
She also highlights the investment side: "Our advantage is in long-term interaction with our client. Client investments grow both through the development of Sister and through the development of the new district".

According to project manager Oleksii Bondarenko, the key focus is quality of life: "We want a person here to be able to recover, rest, work in a comfortable environment and feel a balance between the city's dynamics and their own space. The key feature of the project is the emphasis on a green and comfortable living environment."
The development format plays a special role. In the first phases we focus on low-rise buildings: "We have several 24-storey buildings planned, but those are later phases. The first launch complexes are 9-, 10-, 11- and 12-storey buildings. Kyiv lacks this type of development today," emphasizes Bondarenko.
"We were able to distribute everything wisely across 10 hectares, giving people the feeling of low-rise development," adds Hrechkivska.
Ultimately, autonomy for us is about the predictability of everyday life: stability for children, peace of mind for parents and a sense of control regardless of external conditions.
