What apartment to choose – with or without interior decoration

November 05, 2021

Basically, real estate in new buildings from the developer is sold with a rough repair. This means that a cement-sand screed was made in the apartment, the walls were levelled, double-glazed windows and entrance doors were installed, and the loggia was glazed. The rest of the repairs are carried out by the buyer of the property.

They will have to lay electricity, install plumbing equipment, cast the finished floor, plaster and putty walls, paint and many other types of work.

Most developers sell apartments looking just like that, so the buyer has to finish everything on his own. This was conceived for one simple reason: so that the buyer could make “custom design” repairs. However, there are also such developers who sell part of the apartments in new buildings with ready-made renovation. And usually, you can choose one of the proposed design options.

Apartments with ready-made renovation are bought in the following cases:

  • It is necessary to urgently move into the apartment, for example, in order not to pay for rent further.
  • There is no desire, time and effort to develop a design, hire builders and monitor the progress of the renovation.
  • An apartment is bought exclusively for renting, so there is no point in making expensive designer renovations in it.

Advantages and disadvantages of buying an apartment with a finished renovation

There are several reasons why many people believe that it is better to buy a property with a ready-made renovation from a developer:

  1. You don't have to waste your energy, time and nerves for repairs. It is often long, difficult and very exhausting. Problems are possible at every stage, from searching for a good contractor to monitoring the work of performers.
  2. Apartments with ready-made renovation are cheaper. The cost of a final repair in Ukraine starts at $ 500 per square meter. If the area of the apartment is 30 sq. m, then spend at least $ 15,000 for repairs, and this is without furniture. On the other hand, it is cheaper for the developer to repair, because he usually already has proven teams of builders, as well as the opportunity to buy building materials at wholesale prices.
  3. If an apartment is bought by instalments at the construction stage, then you will not have to pay for repairs right away. Its price is already included in the price per square meter, so the buyer pays for the repair in parts.
  4. You can move into the apartment immediately after the house is put into operation. This is especially convenient if you have to spend money on rental housing.
  5. The buyer always knows the amount they will have to pay for the apartment and repairs in advance. If you make repairs on your own, you almost never manage to meet the planned budget. Because of this, additional costs appear, and the repair itself can take longer.
  6. Sometimes the developer guarantees finishing. That is, if something goes wrong, the buyer can always advance reasonable claims to the developer.

Among the main disadvantages of buying an apartment with a clean renovation:

  1.  The house can shrink, because of this, there may be cracks on the newly renovated walls.
  2. It makes no sense to buy an elite renovated home for rent. The matter is that even a high-quality repair from a developer does not reach the elite level, so it is unlikely that such an apartment can be rented out for the planned amount.
  3. There is a high probability that the developer uses the cheapest materials, and the work will be performed by unqualified specialists. Poor quality repairs are a common problem. To be safe from it, you should contact developers with an impeccable reputation. For example, you can choose housing in one of the houses from RIEL Real Estate Corporation.

Which apartment is it better to buy – with or without inner decoration?

First, let's find out what “apartments from the developer” are. The term “apartment from the developer” means that the buyer purchases housing directly from the developer or organization that ordered the construction of the house. That is, they buy an apartment without intermediaries.

Some developers, when putting into operation new residential complexes, offer apartments with ready-made renovation. Referring to economy housing, this is usually a typical renovation in all apartments. In respect to business class houses, the buyer can choose from several types of design, choose the colour and even materials. And in some cases, you can order a designer renovation from the developer.

There is no single correct answer to the question whether to buy an apartment from a developer with or without renovation. Much depends on the circumstances. For example, if you pay a lot of money for rental housing and want to quickly move into your own apartment, it is better to buy housing with a ready-made renovation. And if you have a life time dream to develop a design and make repairs in your own apartment, then, of course, you should buy housing with a rough repair.

What should be checked before and after purchase?

Before buying an apartment, it is recommended to find out if there is a guarantee from the developer for inner decoration. The perfect option after the purchase is to hire a competent specialist who will check the quality of the repair and tell you what needs to be redone. There are a chance that the front door and double-glazed windows will have to be changed. You may also need to add power outlets and improve lighting in rooms. In general, the specialist should point out these points.

Before buying an apartment, you also need to find out what exactly is included in the final repair. Different developers may have different types of work planned. In most cases, developers perform the following types:

  • laying laminate or linoleum on the floor;
  • installation of an entrance door and interior doors;
  • electrical routing and wiring for sockets and switches;
  • plumbing equipment installation;
  • installation of plastic steel windows, glazing of the loggia;
  • paintable wallpaper gluing;
  • laying of ceramic tiles in the kitchen and bathroom.

If the contract specifies one list of works, and after moving into the apartment, it turns out that certain works were not performed or performed poorly, the buyer can always make a claim to the developer. And an honest developer who cares about their reputation will fix all these shortcom.
