What is a duplex apartment?

Today in Ukraine, due to the high cost and complexity of the project, there are not many developers offering this housing option.

So what are the features of these square meters, what are the advantages of duplex apartments and are there any disadvantages of such housing? Let's try to find it out.

What does a duplex apartment look like?

As the name implies, these are two level apartments. In fact, they are no different from two-story townhouses, except that their owner does not have their own land plot. An important element of such residence is the staircase leading to the second floor. It usually takes up a significant part of the space, and the layout of the apartment depends on its location. Another peculiarity of such a living space is that no matter strong the desire, it will hardly be possible to move the kitchen or bathroom to another place, because there is a clear connection with communications. The same applies to the stairs.

Apartments with two levels are usually characterized by a large amount of free space, because the high ceilings make the housing seem simply huge.

A duplex apartment is perfect for those who want to get a home with a clear distinction. For example, children can live on the first floor and parents on the second. Or, the first floor can be used for receiving guests, preparing meals and family gatherings, and the second floor – for rest and sleep.

Is it comfortable to live in a duplex apartment?

It is debatable whether it is convenient to live in a two-level apartment, because it all depends on the individual preferences and habits of a person. When it comes to a large family, where everyone has a different schedule, then a duplex apartment would be a good solution. But if you purchase the apartment for people of age or those with health concerns, the presence of a second level will be only a drawback. In one day, a person may need to descend and climb the stairs dozens of times, which, of course, is quite difficult physically.

Layout

The key to a comfortable living is the correct layout of a duplex apartment. In most cases, the bathroom, kitchen and dining area are located on the ground floor. There is also a sofa for guests and a TV. The master bedroom is on the second floor. As already noted, it is difficult to carry out a large-scale redevelopment, because it will not be possible to transfer communications to another level.

An important element of a duplex apartment is the staircase. To optimize the space, it is usually made spiral and not too massive. Along with that, the appearance of the house largely depends on how the staircase looks and what material it is made of. For example, if you want to furnish a high-tech interior, a glass staircase is a great option. If you prefer the classics, a laconic wooden one will fit best. If you want to equip a loft-style space, a metal staircase will be most suitable.

Another important feature is that the first and second levels do not necessarily interconnected by the same style. This provides extra opportunities for living space arrangement.

Duplex apartment: pros and cons

The main advantages of living in a duplex apartment:

• More living space. If you like the feeling of freedom, a large and bright space, then a two-level apartment is an excellent choice.
• Zoning. Convenient zoning and a large seating area enhance the good impression of the apartment with two floors. At the same time, the owner of such an apartment can implement any design ideas.
• The possibility to install huge panoramic windows. To maximize the enjoyment of the stunning views from the window, you can install windows to the full height of the apartment.
• Savings on furniture. Even with a minimal amount of furniture, duplex apartments are quite functional and comfortable.
• Possibility of setting up a fireplace. To provide maximum comfort and the feeling of living in a private house, you can set up a fireplace. But for this, you should have the necessary technical conditions and permits.
• There are no neighbours above. Many people are faced with such a problem as noisy neighbours upstairs who constantly move their furniture, make repairs or just stomp loudly. In duplex housing, this problem does not arise, because there are simply no neighbours upstairs.
• High status. Compared to apartments with a standard layout, a duplex apartment gives the impression that you live in a private house in the city centre.

Unfortunately, duplex apartments have the following disadvantages:

• A staircase. If elderly people or people with health concerns live in the apartment, the stairs can become a serious obstacle.
• Difficulty with choosing the right option. There are not so many duplex apartments on the real estate market, so it is not so easy to find a home with a good location and the desired characteristics.
• High utility bills. It takes a lot of money to pay for heating in winter and air conditioning in summer. Due to the large free space, it is extremely difficult to heat or cool such an area. Besides, in Ukraine, the owners of such apartments have to pay an extra luxury tax.
• The need for renovation in two bathrooms. Many duplex apartments have two bathrooms, one on the first and one on the second floor. Accordingly, renovation will have to be done in both.
• Difficulties in finding buyers and tenants. If you are looking to sell or rent a duplex unit, this is not going to be easy.

Like any other residential property, duplex apartments are characterized by both disadvantages and advantages, which should be carefully analysed while choosing one. Mostly such apartments are bought by wealthy people who can afford duplex living space.
