Underground parking in Ukraine in 2021

For the majority of car owners living in large Ukrainian cities, the issue of parking spaces is acute. There are not enough garages for all automobilists, and the nearest guarded parking slot may be located several kilometres from the house, which is not quite convenient, especially for families with children. That is why, when choosing an apartment in a new residential complex, one of the most important criteria is the availability of parking.

Many developers offer not only standard ground parkings, which is not always possible to place in such a way as not to prevent passing through, but also underground parking. It is the underground parking that is considered the best option for a large city, where every free square metre of territory is highly valued.

Main features of the underground parking

There are several types of parking slots in apartment buildings:

  • Ground parking slots;
  • Ground multi-storey car parkings;
  • Underground parkings;
  • Mechanized parking slots.

Many experts consider underground parking the best option. These are entire complexes with their own entrances and exits, they are heated and well guarded. In most cases, such parking slots have not only a guard on duty and a barrier restricting entry for strangers, they can also be equipped with alarms and video surveillance. All this guarantees the safest possible storage of the car.

The size of the parking slot in the underground parking depends on the developer, but there are also minimal requirements: the width of the parking space should be 2.5 meters, the length is 5.3 meters. Accordingly, the smallest parking space is 13.25 sq. m, and this is without taking into account the 10 cm markings on both sides.

Parking spaces in an apartment building

There are certain regulations as for the number of parking slots in the house. According to regulatory legal acts, for every 100 apartments with two rooms or more, there must be the following number of parking slots:

  1. 100 car parking spaces – for houses in the city centre;
  2. 80 spaces – in an area with an average building density;
  3. 50 spaces – for districts on the outskirts of the city.

The calculation can also take into account the level of motorization of the city. But anyway, even with such rates, often there are not enough space for everyone, because many families have two or more cars. For this reason, many developers provide for at least 1.5 car parking spaces per apartment.

The minimum size of the car parking space is 13.25 sq. m, but to increase the convenience of automobilists, many developers increase the area of parking spaces up to 15 sq. m. There are also regulations that provide for the distance from parking slots to apartments. Speaking of an underground parking, it should not be at a distance of more than 700 metres from the owner's apartment.

The permissible number of parking spaces per apartment can also be set, taking into account its area. However, regardless of the circumstances, according to the law, 10% of parking slots should belong to disabled people.

Underground multi-level parking: advantages and disadvantages

Underground parkings are considered the most modern and convenient way of storing cars for residents of apartment buildings. There are a lot of advantages of underground parking:

  • It is located directly under the residential building, so it does not occupy any free space. The main problem of ground parking lots is that they take up a lot of space, which makes it difficult for two cars to pass each other in the yard, not to mention large-sized special vehicles (for example, fire engines).
  • Garage storage conditions for the car. The vehicle is in a warm room, does not precipitation fall on it, which means that it retains its original appearance longer.
  • High security. Underground parkings are well guarded, and it is difficult for strangers to get into them. This protects the car not only from carjacking, but also from accidental/ intentional damage by third parties.
  • High comfort. Usually you can get to the parking directly from the elevator, which is very convenient. The car owner does not have to spend extra time to reach their car. Besides, the size of the car parking slot in the underground parking makes it easy both to park the car, and to get out.

The main and only drawback of underground parking is its high cost. The price of a car parking space can amount to $ 40,000-50,000. Although many tenants agree to such conditions, because this is a good investment. The more so because, if necessary, a parking slot can always be rented out for good money or resold at a profit.
